MAINTAINING
YOUR HOME
Taking regular care of your appliances and checking plumbing and
heating/cooling systems regularly can save on costly repairs or
even more costly replacements. Review your home inspector's report
to help you prioritize tasks. It is worthwhile to consult a professional
for anything you have a hard time fixing or inspecting. Some professionals
may charge a fee.
LOOKING AFTER YOUR HOME
From Top to Toe Your new home has been carefully designed and constructed
to provide you and your family with a safe, comfortable home that
needs a minimum of upkeep. However, in order to maintain your home
in top condition, some periodic attention on your part is necessary.
Here are some tips to keep your investment in tip top condition:
1 .Mold
In humid weather conditions, mold develops easily. Make sure you
clean and/or vacumn the house regularly using mild bleach solutions.
Minimize humidity in your home by using exhaust fans or air conditioners
and always repair any leaks promptly.
2. Plumbing & Drainage Systems
To avoid unnecessary problems of blocked sinks or plumbing systems,
ensure all food, rubbish and non-dissolvable items are not thrown
or flushed into the systems. Make sure external drains and gutters
are cleaned regularly to avoid obstruction of water flow.
3. Doors & Windows
Doors & windows should be maintained by keeping the sill and tracks
for sliding doors and windows clean. An occasional application of
ordinary household 3-in-1 oil or silicone spray along the tracks
will allow them to operate smoothly.
4. Ceramic Tiles, Tubs & Showers
Cracks of joints between tiles and tub or shower occur due to moisture
and weight of water. You can remedy this by simply removing old
grouting and filling the crack with new grouting compound available
in hardware stores. To maintain, clean tub/shower surface regularly.
You may also want to apply a ÔCeramic Seal and FinishÕ product immediately
after you move into your new home. This sealing helps reduce stains
and discoloration of the tiles.
5. Finished Wood Flooring
Because of the natural characteristics of wood products, squeaks
in flooring areas can be expected. Wood surfaces can and will scratch
so care must be taken to protect the surface from chairs, tables
and high heel shoes. To avoid seam separation, ensure floor is only
damp and not flooded with water when cleaning.
6. Termite Treatment / Pest Control
If you have opted for soil treatment against termites at the time
of our construction, please be reminded that this treatment will
last for a period of five years only. A 5-year warranty is usually
issued by the pest control company upon completion of the treatment.
7. External & Internal Paint Work
All external and internal walls and ceiling has been finished with
three coats of paint which will usually last about five years, after
which you may wish to give your home a new coat of paint.
Here are some tips to make your paint job come out with flying colours:

Prepare the surface. Ensure all surfaces are clean,
- dry and grease - free
by washing with detergent or
- turpentine for stubborn stains.
- Apply the Sealer or Primer
- Apply the Undercoat
- Apply the Finishing Coat
INTERIOR & EXTERIOR
1. Interior Design

to your new home. It will help if you look through some books or
magazines in order to have a rough idea of how you want your home
to look like before engaging an Interior Designer or carpenter.

2. Renovation Works
Decide before hand on the budget that you are willing to set aside
for renovation. Then with the budget in mind, prioritize the areas
that you want renovated and agree on the price and materials before
commencing on the work.

SECURITY
WHILE MOVING IN
While moving in, ensure all windows and doors are secure and locked
at all times. Try to make your home look lived-in as soon as possible.
If you can, make sure you have a light on a timer switch when you
are not home at night. You may also consider installing an alarm
